REMARKS: The subject property is located along the north side of SR 50, just east of SR 520 in Christmas, Florida and identified as Parcel ID No. 31-22-33-0000-00-013 (“Property”). Property is currently vacant covering a total of approximately 403 acres (+/-) with approximately 103 acres (+/-) classified as wetlands and is zoned A-2, Farmland Rural District, with Rural future land use. Property is irregular in shape and located within Flood zone “X” and “A” of FEMA Flood Map 1209C0320F. See area highlighted in light blue on the attached map.
This action adds approximately 403 acres (+/-) of ESL to the Environmental Protection Division’s Green PLACE Program. Property meets the evaluation and selection criteria outlined in Administrative Regulation 11.07.01 ESL Acquisition (see criteria attached) and provides water resource protection, aquifer recharge, and floodplain storage; closes gaps between other publicly owned lands. Final acreage will be determined by survey.
Closing is contingent upon completion and acceptance of due diligence of the Property, to be undertaken by the County during the inspection period.
Seller to pay documentary stamp taxes and prorated taxes.
