PROCUREMENT:

This change order incorporates additional services primarily to restart the project, address changes since the original permit effort, revise the design as necessary, and obtain a new permit. The project had been inactive since approximately 2024, and the prior permit has expired.

KMF and its subconsultants will provide the following services:

•                     Project restart and coordination - Reestablish the project after the extended pause, coordinate the architectural and engineering disciplines, and incorporate updated project requirements.

•                     Permit resubmittal - Update the existing permit documents and submit for a new permit, including responding to permit review comments.

•                     Site/civil revisions - Update the site design to address:

o                     Tree survey requirements

o                     Size and material of the fire line

o                     Fire line connection to the septic tank area

o                     Signed and sealed copies of the top/boundary survey

o                     Revised stormwater and drainage requirements

o                     Updated site conditions and permitting requirements

•                     Electrical/MEP services - Provide MEP design associated with the project restart, including construction administration services such as submittal reviews, RFIs, site visits, and record documents.

•                     Structural services - Provide structural engineering necessary to re-permit the approximately 2,500-3,000-square-foot maintenance building.

•                     Landscape architecture - Update the landscape and irrigation design, respond to County comments, prepare revised construction documents/specifications, assist with bidding, and provide limited construction-phase services.

•                     Construction document updates - Revise and coordinate the architectural, civil, structural, MEP, and landscape documents so the project can move forward under the new permit.

•                     Construction administration - Provide professional support during construction, including review of submittals/shop drawings, responses to RFIs, coordination, limited site observations, and closeout/record documentation as applicable.
