REMARKS: The subject property is located along the west side of SR 520, just south of SR 50 (E. Colonial Drive) with a physical address of 20010 State Road 520, Orlando, Florida, and is identified as Parcel 26-22-32-1312-09-008 (“Property”).
Property is zoned A-2, Rural Farmland District, and Rural future land use and contains a total of 1.18± gross (and net) acres based on information provided by the property owner. It is triangular in shape, vacant, and located within Flood Zone “X” of FEMA Flood Map 12095C0315F.
This acquisition will be added to the County’s adjacent 506-acre Green PLACE Pine Lily Preserve and will assist in closing the gaps between Hidden Pond Preserve, Hal Scott Regional Preserve and Park, Long Branch, and the Ranger Property (see attached map in light blue). Acquisition of this parcel will provide an opportunity to establish new portions of the Florida National Scenic Trail, protect a rapidly disappearing rare habitat - mesic flatwoods and enhance an existing 9,941-acre wildlife corridor.
Property meets the evaluation and selection criteria outlined in Administrative Regulation 11.07.01 ESL Acquisition (see criteria attached). It provides water resource protection, aquifer recharge, and floodplain storage as well as connecting gaps between other publicly owned lands.
Closing is contingent upon the County’s completion and acceptance of all due diligence activities during the inspection period. The Seller will be responsible for payment of documentary stamp taxes and prorated property taxes through the date of closing.
