REMARKS: This property is accessed by Lake John Circle and is bordered along the south-side by Florida’s Turnpike with a physical address of 4th Street, Winter Garden, Florida, identified by Parcel ID 28-22-27-0000-00-039 (“Property”). 

The Property is vacant and zoned A-1, Citrus Rural District, with Rural future land use and contains approximately of 28.72 acres, 7.56 net upland acres, and 665 feet of lake frontage. The Property is irregular in shape (see attached map in yellow) and located within Zones “X” and “A” of FEMA Flood Maps 12095C0200H / 12095C0200H. 

This action adds 28.72 acres of ESL to the Environmental Protection Division’s Green PLACE Program.  Property meets the evaluation and selection criteria outlined in Administrative Regulation 11.07.01 ESL Acquisition (see criteria attached) and provides water resource protection, aquifer recharge, and floodplain storage; closes gaps between other publicly owned lands. The acreage is based on the Orange County’s Property Appraisal website, final acreage will be determined by survey. 

Closing is contingent upon completion and acceptance of due diligence of the Property, to be undertaken by the County during the inspection period. 

Seller to pay documentary stamp taxes and prorated taxes.
