Approval and execution of Agreement for Sale and Purchase by and between The Barbara K. Cloud Revocable Trust dated August 24, 1995, as amended and restated on August 18, 2011, and as further amended on May 15, 2012 and as further amended on October 29, 2018, and further amended on September 10, 2020, and as amended and restated on May 17, 2024 as to 50% interest, Dolly Brewer, Surviving Spouse of Billy Joe Brewer, as to 10% interest, and David Brewer, as to 10% interest, and Barbara Ann Allen, as to 10% interest, and Sharon Stewart, as to 10% interest, and Billy Wayne Brewer, as to 10% interest (the “Seller”) and Orange County, Florida; approval of Warranty Deed; and authorization for the Manager or Assistant Manager of the Real Estate Management Division to exercise all delegations of authority expressly provided by the Agreement for Sale and Purchase, disburse funds to pay purchase price in the amount of $2,100,000 for 26.1 acres of park land and perform all actions necessary and incidental to closing for Saddler/OBT - Parks and Recreations. REMARKS: Northwest Orange County is expected to experience continued residential growth due to major arterial roadways and planned developments, as identified in the 2021 Park Growth Analysis. This acquisition will provide the community with activity-based parkland to facilitate activities such as indoor/outdoor sports and recreation, playgrounds, and aquatic recreation. This land is in proximity to established and/or growing populations and consists of, or intends to contain, predominantly activity-orientated facilities. Property selection was based upon available adequate acreage and willingness of sellers.
The subject properties are located along the side of North Orange Blossom Trail and Saddler Road in the Mount Dora area, in unincorporated Orange County, Florida with physical addresses of 4261 N Orange Blossom Trail (Parcel ID 16-20-27-0000-00-016), 4411 N Orange Blossom Trail (Parcel ID 16-20-27-2912-00-062), and 6276 Saddler Road (Parcel ID 16-20-27-0000-00-015), Mount Dora, Florida, 32757 (“Properties”).
Properties are vacant and zoned A-1, Non-Ag, Citrus Rural District with a future land-use designation of Rural/Agricultural and total 26.1 acres of usable uplands. Properties are irregular in shape, fall outside designated flood zones, and are located on FEMA Flood Map 12095C0125H.
Closing is contingent upon the County’s completion and acceptance of all due diligence activities during the inspection period. The Seller will be responsible for payment of documentary stamp taxes and prorated property taxes through the date of closing.
