The Property is vacant, irregularly shaped, zoned R-CE (Country Estate District), has a Rural Future Land Use designation, and located within FEMA Flood Zone AE (Map No. 12095C0395F). Land Cover mapping indicates that more than 99 percent of the property consists of wetlands, providing significant ecological and hydrological value.
Acquisition of this property will add 84.77 acres to the County's Green PLACE Program and support the County's ongoing efforts to preserve environmentally sensitive lands. The property meets the evaluation and selection criteria established in Administrative Regulation 11.07.01, Environmentally Sensitive Lands Acquisition, and will provide important environmental benefits, including protection of water resources, aquifer recharge areas, wetlands, wildlife habitat, and floodplain storage capacity.
In addition, the acquisition will enhance regional conservation efforts by helping connect existing publicly owned conservation lands. The property contains wetlands that function as part of the outfall system for the Butler Chain of Lakes contributing to the long-term protection of this important natural resource. Closing is contingent upon the County's completion and acceptance of all due diligence activities during the inspection period. The seller will be responsible for payment of documentary stamp taxes and prorated real property taxes at closing.
