PROJECT: Multi-Family Affordable Housing Developer's Agreement for Impact Fee Exemption (The Waters)
PURPOSE: Apopka Leased Housing Associates II, LLLP is a Florida limited partnership that provides permanent affordable housing for low-income senior residents. Apopka Leased Housing Associates II, LLLP submitted a request for impact fee exemptions totaling $789,534 for The Waters senior multi-family housing project under Orange County Ordinance Nos. 2021-28, 2021-29, 2023-01, 2023-02, and 2023-03, which provides the opportunity for exemption from the payment of impact fees for: school, transportation, fire rescue, law enforcement, and parks and recreation, respectively, for certain affordable housing projects in accordance with Section 163.31801, Florida Statutes. The Waters will consist of 180 units, which will require 100% to be rented to low-income senior households whose average household income does not exceed 60 percent of the area median income and remain affordable for a period of 20 years. As a senior housing project, the project is exempt from the payment of school impact fees per Orange County Code, Section 23-161(6).
